Build Back the Block.

Build Back the Block is a City of Hamilton initiative dedicated to rebuilding and reinvesting in Hamilton’s traditional neighborhoods, starting in the Jefferson neighborhood.

Phase 1 of the initiative aims to deliver 12 new homes within 12 months. At least three of these are expected to be completed by early 2026, with the remaining finished before the end of 2026. Altogether, this round of housing represents a more than $3 million investment into Hamilton’s future.

Partnerships with organizations like Habitat for Humanity of Greater Cincinnati, Neighborhood Housing Services of Hamilton (NHS), the Consortium for Ongoing Reinvestment Efforts (CORE), Community First Solutions, the Hamilton Community Foundation, Hamilton City School District, private builders, and the City of Hamilton are central to this effort, ensuring a mix of affordable and market-rate, owner-occupied homes for working families and residents throughout the city.

Habitat for Humanity

Habitat for Humanity of Greater Cincinnati will take charge of seven lots around the 800 block of Ludlow Street and will provide owner-occupied homes for households at 30 to 80 percent of the area median income (AMI), which means they are a great fit for many working class families in our community. Each of these two-story houses will include 3 bedrooms, 1 ½ bathrooms and a basement. Habitat for Humanity typically sells their homes for around $180,000 to qualifying owner-occupants.

CORE

The Consortium for Ongoing Reinvestment Efforts (CORE), with Community First Solutions as the contractor for construction, and plans provided by Community Design Alliance, will oversee the construction of two new houses located at 934 and 938 East Avenue. These two-story homes will include 3 bedrooms, 2 ½ bathrooms and a basement, and will be sold to owner-occupants at market-rate.

NHS

Neighborhood Housing Services of Hamilton will build two new homes located in the 600 block of East Avenue. These houses will also be available to households at 30 to 80 percent of the area median income (AMI) and are expected to sell for around $220,000 to qualifying owner-occupants. Each two-story house will include 4 bedrooms, 2 bathrooms and a basement.

Todd Homes

Todd Homes will construct one new two-story, slab house with 3 bedrooms and 2 ½ bathrooms, along with a 1 ½ car detached garage, at 1205 Ludlow Street. This home will be sold at market rate to an owner-occupant.
